Downtown New Albany has experienced a renaissance over the past few years. Ten minutes from Louisville, Kentucky, it offers the best of small-town Indiana with quick access to the big city aspects of Louisville. For several years, there has been a vacant lot at the southeast corner of Bank and Main Streets within the New Albany Downtown Historic District. The ownership team wanted to create a mixed-use development that would continue to build upon the energy and excitement in New Albany. The owners utilized a TowerPinkster conceptual and rendering package to help secure Indiana Economic Development tax credits.

The project’s goal was to create a first-floor commercial lease space with apartment units. TowerPinkster developed a solution that facilitated 43 luxury apartment units with a wood construction type. The apartments are focused on the north and south ends of the building to facilitate fantastic views of the Ohio River, Louisville skyline, and all of the buildings, businesses, and action on Main Street. On the first floor, a business incubator was created to foster growth for small businesses, allowing them to share conference space and a cyber café. On the fourth floor, a community room spills out onto an exterior lounge space crafted for residents’ social gatherings. The idea of being able to work, live, and play downtown is enhanced by interior bike storage for 52 bikes and a grille station on ground level to the south.
